This busy Solihull shopping centre has a service deck operational above the retail units for parking, deliveries and plant bases servicing the shops below. The Mastic Asphalt surface required renewal, costs and disruption to the service deck were primary concerns.
Our specialist team worked closely with the shopping centre management team to offer a replacement waterproofing and paving solution for the service deck area. IKO Permapark and fast-curing IKO Flexia Metatech were chosen as the most suitable solutions for the project, given their durability and rapid installation capabilities.
The focus was on delivering a solution that worked for both client and the tenants, focusing on a smooth and seamless experience. Certain areas were prioritised by the management team and project works were phased. The deck was split into manageable sections, which helped to minimise disruption and limit the impact on those occupying and visiting the site during the project period.
Rio developed a cost plan and programme that involved breaking down project costs into manageable portions. This phased approach allowed the property owners to fund the project, using the ongoing service charge rather than spending on Capex. By incorporating the cost of the Mastic Asphalt replacement into the service charge structure, the financial burden is distributed among the property’s stakeholders which can be a practical solution for budget conscious management, ensuring essential maintenance takes place without significant upfront capital.
Upon completion of the replacement of the Mastic Asphalt and Expansion Joints the centre will receive a 15 year Warranty. The Project was nominated for the for the 2023 Contractors award by the Mastic Asphalt Council.
